Thurston home sales flat, prices fall to start new year

Thurston County home sales began the new year much like they did for most of 2011: sales activity showed little movement and prices fell last month, according to new data released by the Northwest Multiple Listing Service this week.

Home sales were flat in January, rising ever-so-slightly to 156 units last month from 155 units in January 2010, the combined single-family residence and condominium data show.

Prices fell again last month, this time down 4.27 percent to $205,782 from $214,950 in January 2010, the combined data show. Pending sales also were flat in the year-over-year period at 245 units, up slightly from 241 units. The number of homes for sale fell 13.55 percent and the number of new listings also fell last month, down to 262 units from 385 units this time last year.

Separately, the year-over-year January data looked like this:

-Single-family residence sales fell 1.31 percent to 151 units from 153 units.

-Single-family median prices fell 2.33 percent to $209,995 from $215,000.

-Single-family pending sales rose 0.43 percent to 236 units from 235 units.

-Number of single-family residences for sale fell 13.37 percent to 1,264 units from 1,459 units.

-Number of new single-family listings in January fell to 251 units from 373 units.

-Condo sales rose to five units from two units.

-Condo median prices fell to $100,900 from $162,350.

-Condo pending sales rose to nine units from six units.

-Number of condos for sale fell to 57 units from 69 units.

-New condo listings in January fell to 11 units from 12 units.
