City sells North Wenatchee Avenue property to commercial developer
The Wenatchee City Council May 28 approved the sale of two parcels on North Wenatchee Avenue for $3.2 million to a Yakima commercial real estate developer who may attract business activity to the area near the Confluence Parkway project.
The sold parcels total nearly 5 acres of land. Both parcels are located directly across McKittrick Street and Smitty's Pancake House.
Chris Waddle, Hogback Development Company of Yakima owner and lead developer, said in March he was excited to work on the project. His company has developed properties for companies like Marriott, Panera, Five Guys, Jersey Mike and Starbucks in the past.
Waddle in March had said that the company would spend 2026 on design and acquiring any necessary entitlements, like any short platting or any site plans, with the intent to begin construction sometime in 2027.
The popular fast food chain, Chick-fil-A, had previously filed for a pre-application meeting with the city back in August 2024 but has since not filed for any other permits or purchased any land.
The sale agreement with the city has a 180-day feasibility period, meaning that Hogback can terminate the agreement if they find the site unfeasible, or they can extend the feasibility period further if needed.
